PLANS to build four houses on an agricultural paddock in West Bagborough have been submitted to Somerset Council.
AJ Raucki & Son Ltd are seeking permission to build two detached houses and two bungalows with garages/parking and gardens at Vale View, on the southern edge of West Bagborough.
An application to build six dwellings on the site was refused on December 9, 2025.
The application was previously refused because the Quantock Hills AONB Office stated that the application “should have included some photomontages to be able to make a proper assessment of the impact."
There was also “absence of sufficient technical information evidencing the level of phosphates generated by the development, and adequate mitigation measures to demonstrate that phosphate neutrality can be achieved”.
The applicant says that these points have been addressed in the most recent planning application.
According to the most recent application submitted by Mr Spurway on behalf of AJ Raucki & Son Ltd, the site comprises of a single parcel of land which is roughly rectangular in shape and rises very gently from east to west.
There are no trees or other features, natural or other, contained on the site itself which consists of overgrown grass and other vegetation.
The site is well contained on all sides by a substantial hedgerow and trees at the rear (west), an adopted highway known as Vale View to the front (east) and fencing on the other sides (north and south).
There is a metal gate at the front of the site, on Vale View, which is set back from the highway which provides vehicular access to the site.
There is a development to the immediate east of this site which consists of seven dwellings in a small cul-de-sac with some development running parallel to Vale View and further development set back into the site.
Car parking will be provided via a combination of garages, car ports, and parking spaces.
According to the application, existing hedges will be retained and there will be additional planting as part of this development.
Mr Spurway said: “By following the recommendations and mitigation measures set out in this report, this development would not cause harm to any protected species or their habitats.”
The buildings will be built with natural stone and brick dressings.

The roofs will be made of blue/grey natural slate and coloured double roman tiles
